NOTICE OF

TRUSTEE’S FORECLOSURE SALE

For default in the payment of interest and principal now due as provided by the note secured by the Deed of Trust executed by Michael E. Nichols, dated December 21, 2012, and recorded on December 21, 2012, in Book 1033 at Page 6933 in the Office of the Recorder of Deeds of Butler County, Poplar Bluff, Missouri, conveying to Jasper N. Edmundson, Jr., of Poplar Bluff, Butler County, Missouri, Trustee, pursuant to the terms of the said Deed of Trust, the following-described real estate located in the County of Butler, State of Missouri, to wit:

All of the Southwest Quarter of Section 22, Township 24 North, Range 5 East, except all public road Rights-of-Way and Easements.

AND ALSO all that part of the North Half of the Southwest Quarter of Section 22 described as follows:

Beginning at the Southeast corner of the North Half of the Southwest Quarter; thence running West along and with the South line of Said North Half of the Southwest Quarter a distance of 1890 feet; thence, running in a Northeasterly direction to a point 745 feet North of the Southeast corner of said North Half of the Southwest Quarter; thence running South along and with the East line of said North Half of the Southwest Quarter a distance of 745 feet to the point of beginning. EXCEPT all public road rights of way and easements, all in Section 22, Township 24 North, Range 5 East, EXCEPT all that part of said property lying in the Northeast Quarter of the Southwest Quarter of said Section.

Subject to Building lines, easements, restrictions and conditions of record, if any, and to any zoning law or ordinance affecting the herein described property.

The entire unpaid debt secured by said Deed of Trust having been declared due by the holder thereof, will at the request of the legal holder of said note on November 29, 2019, at 1:00 o’clock p.m., at the Butler County Courthouse, in Poplar Bluff, Missouri, sell said real estate at public venue to the highest bidder for cash, and to satisfy said debt and costs.
